Finding Comps using Trulia

I just thought I’d highlight a particularly nice feature of both Zillow and Trulia: finding comps or “comparable” homes that have sold in your area. What is a Comp you may ask? According to Trulia:

A similar home is a close match to the home you’re looking at based on property type, number of bedrooms and bathrooms, property age, and of course how close it is. Comparing similar homes (either for sale or sold) with the home you’re looking at can help you establish a context for the listing price. Simply put, it’s price comparison for houses!

So, obviously this information can be really useful in a variety of real estate scenarios — and best of all, it’s really easy to get on the internet. On Trulia all you have to do is enter in the home you’re interested in getting comps for, then scroll down to the bottom of the page where it lists “Comparable Properties for…”.

This is a nice quick comparison — but if you click the “View all comparables” button at the bottom of this box, you’ll be directed to a much more robust interface for the comps and all their data in a spreadsheet-like view.

What to look for in a Real Estate Agent according to the Fresno Bee

Nice little article in the Fresno Bee recently regarding what things to look for and consider when choosing a Real Estate agent. Bits like this:

“The purpose of the interview is to feel comfortable, to know it’s a person that you can work with and trust,” said Pat Vredevoogd of Coldwell Banker AJS Schmidt in Grand Rapids, Mich., and the 2007 president of the National Association of Realtors.

And this:

“He took time with us and was willing to work with us,” Veitch said. “He didn’t care that we were not looking for a real expensive house.”

The article goes on to make some other very good recommendations. All of its key points are things that I constantly focus on in order to better myself in my profession.

Useful links about purchasing a home.

FresnoForeclosures.com Changes, Nov 25th

As I struggle to find more ways in which my new blog can be useful, one thing I know for certain would be useful is to keep you, my current and potential clients, up-to-date on the changes made on both this site and my foreclosure site (www.fresnoforeclosures.com).

Since I’m constantly trying to find better and more useful ways to help you search for all things related to Real Estate, I’d like to list a few improvements made recently to FresnoForeclosures.com

1. The site now displays the latest listings from the Fresno MLS by default first. (Before, listings which were updated were displayed first.)

2. Listings which have been posted within 2 days are marked with the yellow NEW icon next to their address. This should make it easier from glance to tell what’s new.

3. Listings which I believe to be good investment properties (properties which could be purchased and possibly be cash-flow positive right-off the bat) are marked with the green $INVST$ tag next to their address. (Note: If you’ve got questions as to how I come up with these calculations, feel free to contact me and I’ll explain it.)

4. When opening a listing, I’ve added the Zillow widgets for Mortgage Rates and Mortgage Calculators. I’ve seen bazillions of these out there, and the Zillow ones seem to be the nicest and least spammy of the bunch. If you know of a better one, please let me know!

5. More cities now listed! We’ve started out with just listing REO Bank Owned / Foreclosure properties in Fresno and Clovis. We’ve since added Reedly, Madera, Selma, and Kerman!
